Terms of Service — brrrr.lol

These Terms cover your use of brrrr.lol — Almwell’s marketing site. They are deliberately short. brrrr.lol is currently a marketing site only: there are no user accounts, no payment, and no covered service running here today. If we add features that collect new categories of data, sign you up for an account, or process payments, we will publish updated Terms before that change ships and re-link them from the footer.

By using the site you agree to these Terms. If you don’t agree, please don’t use the site.

1. Who we are

This site is operated by Ryan Clark, doing business as Almwell (“Almwell,” “we,” “us,” “our”). Almwell is not yet incorporated; we will update this section when Almwell, Inc. is formed. You can reach us at the addresses in §14.

Almwell is small and pre-seed. Expect plain answers from a real person, not a help-desk script.

2. What this site is

brrrr.lol describes a product called the Home Snapshot — a free home record we are building that summarizes a house using public property records (square footage, year built, permit history, predicted maintenance items, and similar information).

This site is informational. It does not deliver the Home Snapshot itself. Where the site demonstrates Snapshot output, it shows estimates, sample numbers, or third-party public-record fields — not a verified report on any specific home.

3. Estimates, not advice

When this site references the Home Snapshot — including component ages, predicted maintenance items, repair-timing windows, and cost bands — those numbers are estimates derived from public records and statistical models. They are:

  • Not warranties. A roof we estimate at 18 years old may be older or newer; a maintenance item we surface as “likely in the next 12 months” is a probability, not a schedule.
  • Not professional advice. Almwell is not a licensed home inspector, contractor, appraiser, real-estate broker, attorney, accountant, or financial advisor. Nothing on this site (or in any sample Snapshot we display) is a substitute for one.
  • Not a transactional tool. Do not make a home-purchase, sale, repair, financing, or insurance decision solely on what you read here. Get an inspection. Get a contractor estimate. Get an opinion from someone licensed to give you one.

If something on the site is wrong or out of date, we want to hear about it — see §14.

4. Acceptable use

You can read brrrr.lol freely, link to it, and quote it for non-commercial purposes (commentary, journalism, research) with attribution. You agree not to:

  • Scrape, copy, or republish the site at scale, or for commercial use, without our written permission.
  • Misrepresent your relationship with Almwell — for example, claiming to be a partner, reseller, broker, or licensee when you are not.
  • Use the site to harass us or third parties, distribute malware, probe for vulnerabilities outside the coordinated-disclosure path in §8, or attempt to bypass any access controls.
  • Frame, mirror, or relabel the site in a way that obscures it is operated by Almwell.

We may suspend access to the site at any time for any of the above without notice.

5. Intellectual property

The Almwell name, the Almwell wordmark, the Home Snapshot name, and the brrrr.lol domain are trademarks of Ryan Clark d/b/a Almwell (and will assign to Almwell, Inc. on incorporation). The text, layout, and images on this site are © 2026 Ryan Clark d/b/a Almwell — all rights reserved unless an individual asset is explicitly marked otherwise.

You do not get a license to our trademarks by visiting the site. Realtor and title-company partners who co-brand the Home Snapshot under a written or emailed agreement with Almwell get a narrow co-branding license described in that agreement; nothing on this public site grants that license.

If you write or post about Almwell, you are welcome to refer to us by name, screenshot the site, and use our marks descriptively (e.g., “Almwell’s Home Snapshot”). Don’t use the marks in a way that suggests endorsement or partnership when none exists.

6. Third-party content

The site may reference or link to third-party services — for example, public-record providers, search engines, or social platforms. Those services are governed by their own terms, not ours, and we don’t endorse or audit their content.

7. No agency, no broker, no fiduciary relationship

Almwell is not your real-estate agent, broker, lender, attorney, financial advisor, or fiduciary. Reading this site, exchanging email with us, or attending a demo does not create any of those relationships.

If we partner with a realtor or title company on a co-branded Home Snapshot, the relationship is a marketing relationship, not a referral arrangement — we do not pay or receive referral fees, and the co-branding is not a recommendation by us of any specific agent, brokerage, or closing service.

8. Security and disclosure

If you find a security issue with brrrr.lol, please email us using the security address in §14 with details. We aim to respond within five business days.

Please don’t test the site in ways that could degrade availability or expose other visitors’ data. We will not pursue legal action against researchers acting in good faith under this paragraph.

9. Disclaimer of warranties

The site is provided “as is” and “as available,” without warranties of any kind, express or implied — including warranties of merchantability, fitness for a particular purpose, accuracy, non-infringement, or uninterrupted availability. Public-record data we display may be incomplete, stale, or wrong. Estimates we display may be off. Use the site with that in mind.

10. Limitation of liability

To the fullest extent permitted by law, Almwell, its operator, and its contractors are not liable to you for any indirect, incidental, consequential, special, exemplary, or punitive damages — or any lost profits, lost data, lost goodwill, or business interruption — arising out of or related to your use of the site, even if we were advised of the possibility.

Our aggregate liability for any claim relating to the site is capped at USD $100.

Nothing in this section disclaims liability that cannot be disclaimed under applicable law (for example, gross negligence, willful misconduct, or fraud).

11. Indemnity

You agree to defend and indemnify Almwell against any third-party claim arising from your misuse of the site — including violations of §4 (Acceptable Use), §5 (Intellectual Property), or applicable law.

12. Governing law and disputes

These Terms are governed by the laws of the State of Delaware, USA, without regard to conflict-of-laws rules. Any dispute arising out of or related to these Terms or your use of the site will be brought exclusively in the state or federal courts located in Delaware, and you consent to personal jurisdiction there.

We are a U.S. operator. If you are accessing the site from outside the U.S., you are responsible for complying with your local laws. We make no representation that the site is appropriate or available in any particular jurisdiction.

13. Changes to these Terms

We will update these Terms when something material changes — for example, if we add an account system, a paid tier, or a feature that collects new categories of data. Updates take effect on publish. The “Last updated” date at the top of this page is authoritative. We will not retroactively re-characterize past site visits.
